Boast Host Terms of Service
Effective date: [EFFECTIVE_DATE]
Welcome to Boast Host. These Terms are an agreement between you and NerdyHippo LLC, dba Boast Host ("Boast Host," "we," "us"), 423 7th Street, Unit 810, Oakland, CA 94607. [FBN_STATUS: Boast Host fictitious business name] By creating an account or using boasthost.com, our emails, cleaner links, or the Boast Host app in ChatGPT (together, the "Service"), you agree to these Terms. If you don't agree, please don't use the Service.
1. What Boast Host does
Boast Host is a turnover and cleaner-scheduling tool for independent short-term rental hosts. It reads the calendar feed (iCal link) you give us for each listing, builds a list of cleaning days, and lets you ask a cleaner to cover a cleaning. Cleaners answer Yes or No through a personal link or a one-tap email, without an account. Depending on your plan, the Service can also send cleaners an evening summary and send you answer emails and alerts about uncovered cleanings.
Boast Host is not affiliated with, endorsed by, or sponsored by Airbnb or any other booking platform. Airbnb is a trademark of its owner. We don't use Airbnb's API; we only read the calendar feed you choose to share.
2. Your account
- You must be at least 18 and able to form a binding contract. The Service is for hosts running rental properties, not for children.
- Keep your login safe and tell us at support@boasthost.com if you think someone else has used it. You're responsible for activity on your account.
- Give us accurate information, including your billing address.
3. Your responsibilities as a host
You are responsible for your listings, your guests, and the cleaners you work with. In particular:
- Listings and calendars. You confirm you have the right to share each listing's calendar feed with us and that you follow your booking platform's rules (including Airbnb's Terms and host privacy standards).
- Cleaners. You decide who to ask and you handle your arrangement with each cleaner, including pay, insurance, taxes and employment or contractor status. Boast Host is not a cleaning company, staffing agency or employer, and doesn't guarantee any cleaner will show up.
- Information about other people. When you add a cleaner's name, phone or email, or stay details such as room notes or parking details (guest name, car make, model, colour, licence plate and notes), you confirm you have the right to share it with us and to have us contact cleaners on your behalf.
- Confirm the work. Calendar feeds can be late or wrong. Please confirm each cleaning directly with your cleaner and check your booking platform.
- Guests. You remain responsible for your guests' stay and for following local short-term rental laws.
4. Acceptable use
Please don't:
- break the law, or use the Service to harass, spam or discriminate against anyone;
- add people's contact details without a right to do so, or contact cleaners who asked not to be contacted;
- use the Service to send marketing to guests or to move bookings or payments off a booking platform against its rules;
- share another host's or cleaner's private link, or try to access accounts or data that aren't yours;
- probe, scrape, overload, reverse engineer or interfere with the Service, or get around plan limits; or
- upload malware or anything that infringes someone else's rights.
We may suspend or close accounts that break these rules. Where reasonable, we'll tell you first and give you a chance to fix the issue.
5. Plans and billing
5.1 Plans. Your first listing is free. Each additional listing costs $8.00 per listing per month, plus any applicable tax ("Paid Plan"). On the free plan, extra listings are schedule-only: you can see them, but asking cleaners and alerts are paused. Some extras (such as sending a request to more than one recipient, the 72/48/24-hour uncovered alerts, and ChatGPT actions that change data) need a Paid Plan. There is no free trial, annual plan or coupon at this time.
5.2 Automatic renewal. If you start a Paid Plan, your subscription renews automatically every month and we will charge your payment method $8.00 for each listing beyond your first, plus applicable tax, on each renewal date until you cancel. The amount and renewal date are shown before you subscribe, next to the button you use to agree, and in Settings → Plan. We will only charge you after you actively agree (for example, by checking a box or tapping "Agree and continue to checkout"). We keep a record of your agreement.
5.3 Confirmation email. After you subscribe, we'll email you a confirmation you can keep. It includes the plan, number of paid listings, monthly price plus tax, next renewal date, that the plan renews monthly until you cancel, and how to cancel.
5.4 Changes to listings and proration. If you add or remove a listing during a billing period, your subscription quantity changes. Stripe calculates a prorated charge or credit for the rest of that period, which appears on your next invoice. Your free listing may be changed at most once every 30 days.
5.5 Cancel anytime, online. You can cancel at any time in Settings → Plan → Manage → Cancel subscription. You don't need to call, email or chat with us. If we ever show you an offer when you cancel, the cancel button will be shown at the same time.
5.6 What happens when you cancel. Your Paid Plan stays active until the end of the current billing period, and you won't be charged again. After that, extra listings become schedule-only (asking cleaners and alerts are paused), and your first listing keeps working on the free plan. We don't delete your data because you cancel. To delete your account, see Section 10 and our Privacy Policy.
5.7 Failed payments. If a payment fails, Stripe may retry it. If it isn't resolved by the end of the billing period, extra listings are paused until payment is updated. Nothing is deleted.
5.8 Refunds. [PARTIAL_MONTH_REFUND_POLICY — draft default: "Except where the law requires otherwise, payments are non-refundable and we do not refund partial months. Prorated credits under 5.4 are applied to future invoices."] If you think you were charged in error, contact support@boasthost.com within 60 days and we'll look into it.
5.9 Price changes. We'll email you at least 30 days before a price change takes effect, with the new price, the date and how to cancel. The new price applies from your first renewal after that date unless you cancel first.
5.10 Taxes. Prices don't include tax. Beginning January 1, 2027, California sales tax applies to software-as-a-service (Senate Bill 122, Stats. 2026, ch. 23), so prices will show as "$8 + tax." We calculate tax from your billing address and show it on your invoice. Other states' taxes may apply where required. If you're tax-exempt, send us a valid exemption certificate.
5.11 Payment processing. Payments are processed by Stripe, Inc. By subscribing, you authorize us and Stripe to charge your payment method for recurring charges as described above. Your card details are collected and stored by Stripe, not by Boast Host. Stripe's terms also apply to your payment.
6. Boast Host in ChatGPT
You can connect Boast Host to ChatGPT (OpenAI). You sign in with your Boast Host account and choose what to ask. Boast Host sends ChatGPT only what's needed to answer your request, such as listing names, upcoming cleaning dates and statuses, and cleaner names. We don't send calendar feed links, guest messages or parking details. Cleaner phone numbers and emails are off by default.
What we return becomes part of your ChatGPT conversation and is handled by OpenAI under its own terms, privacy policy and your ChatGPT settings. On consumer ChatGPT plans, OpenAI may use conversations to improve its models unless you turn that off (in ChatGPT, the "Improve the model for everyone" setting). You decide whether information about your cleaners enters ChatGPT. Before any ChatGPT action that changes data (such as asking a cleaner), you'll be shown what will happen and asked to confirm. Boast Host doesn't sell plans or take payment inside ChatGPT. You can disconnect at any time in ChatGPT's settings. The Boast Host app in ChatGPT is published by [OPENAI_ACCOUNT_OWNER].
7. Third-party services
The Service works with services we don't control, including Airbnb and other calendar feeds, email providers, Stripe, OpenAI/ChatGPT and our hosting providers. Your use of them is governed by their terms. We aren't responsible for their outages, errors or changes.
8. Our content and your content
We own the Service, its software and the Boast Host brand. We give you a limited, personal, non-transferable right to use the Service under these Terms. You own the information you add. You let us use it only to run, secure and improve the Service for you, as described in our Privacy Policy. If you send us feedback, we may use it without owing you anything.
9. Disclaimers
We work hard to keep Boast Host reliable, but the Service is provided "as is" and "as available." To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We don't promise the Service will be uninterrupted or error-free, that calendar feeds will be accurate or on time, that emails will be delivered, or that any cleaner will accept or complete a cleaning.
10. Ending the agreement
You can stop using the Service at any time. You can delete individual listings, cleaners and parking reservations in the app; to delete your whole account, email support@boasthost.com (see the Privacy Policy). We may suspend or end your access if you seriously or repeatedly break these Terms, if required by law, or if we stop offering the Service. If we stop offering the Service, we'll give reasonable notice where we can and refund any prepaid fees for time not yet used. Sections 8–13 survive.
11. Limitation of liability
To the maximum extent permitted by law, NerdyHippo LLC (dba Boast Host) won't be liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, bookings, revenue or data. This includes missed or late cleanings, guest complaints, and calendar sync errors from Airbnb or other platforms. Our total liability for all claims relating to the Service is limited to [LIABILITY_CAP: 12 months of fees or $50 — draft: "the greater of (a) the amounts you paid us in the 12 months before the claim arose, or (b) $50"]. These limits don't apply to liability that can't be limited by law, including for fraud, gross negligence, willful misconduct, or violation of law (California Civil Code §1668).
12. Indemnity
If you break these Terms or the law, or misuse other people's information through the Service, and that leads to a claim against us, you agree to cover our reasonable losses and costs from that claim, to the extent the law allows.
13. Disputes
- Talk to us first. Most problems can be solved quickly. Please write to support@boasthost.com and give us 30 days to try to fix it.
- Governing law. California law governs these Terms, without regard to conflict-of-law rules.
- Where. Any dispute will be heard in the state or federal courts located in Alameda County, California, unless you are a consumer and the law gives you the right to bring it where you live or where the contract was made, in which case you may do so.
- Small claims. Either of us may bring a claim in any small claims court that has jurisdiction.
- Public injunctive relief. Nothing in these Terms waives your right to seek public injunctive relief or any other remedy that California law does not allow to be waived.
- No forced arbitration. These Terms do not require arbitration. Nothing here limits rights you have under the Consumers Legal Remedies Act or other law that can't be waived.
14. Changes to these Terms
We may update these Terms. For material changes, we'll email you at least 30 days before they take effect. If you keep using the Service after that, the new Terms apply. If you don't agree, you can cancel before they take effect.
15. Other terms
These Terms and the Privacy Policy are the whole agreement between us about the Service. If a part is found unenforceable, the rest stays in effect. If we don't enforce a term right away, we can still enforce it later. You can't transfer these Terms without our written consent; we may transfer them in a merger or sale of the business, with notice to you.
